A New Red Sea Chapter: Atlantis Jeddah and One&Only

Jeddah is about to join the global luxury-resort conversation in a big way. Kerzner International is bringing Atlantis Jeddah and One&Only Jeddah to the city’s redeveloped waterfront. A move that folds neatly into Saudi Arabia’s growing 2030 Vision.

The sites sit within the ambitious Jeddah Central Project, a massive urban makeover designed to turn the Red Sea coastline into a culture-tourism-entertainment hybrid. And yes, it’s 30 minutes from the airport because convenience is luxury now.

Why Kerzner Is Making This Move

Kerzner has a habit of dropping marquee resorts into cities just before they take off. Dubai got one. Now it’s Jeddah’s turn. The idea? Pair Kerzner’s world-famous resort brands with a government plan trying to reimagine the country’s tourism identity. Atlantis and One&Only aren’t coming in quietly. They’re arriving as indicators of where Saudi luxury is headed.

What Atlantis Jeddah Will Look Like

If you’ve seen Atlantis anywhere in the world, you know subtlety isn’t the pitch.
Atlantis Jeddah will feature: 800 guest rooms and suites, branded residences, 20+ dining concepts. Along with an aquaventure waterpark, the lost chambers aquarium, wellness spaces and spa.

What One&Only Jeddah Brings to the Table

On the opposite end of the luxury spectrum is One&Only Jeddah. It’s the quieter, more architectural sibling. Expect: suites, villas and the brand’s first private homes in Saudi Arabia. Sports facilities (Padel, pickle ball) and seven dining spaces.

The 2030 Vision Angle

Jeddah’s future is being engineered at scale, and hospitality sits at the center of it. Atlantis Jeddah and One&Only Jeddah are being framed as catalysts. This is about tourism, but it’s also about storytelling. Jeddah is positioning itself as a destination worth flying to, not through.

Sustainability, But Make It Luxury

Kerzner says both properties are being developed with sustainability in mind. Mindful construction, land and sea protection, community partnerships, and energy-efficient systems.
It’s the modern luxury resort checklist, but emphasized loudly.

So When Does All This Open?

There’s no confirmed launch date yet. What exists now is the partnership, the site, and the blueprint. Translation: the builds are officially underway, and the timeline will follow the rhythm of Saudi’s wider development plan.
